I'm very familiar with Greenville, Durham, Knoxville, and FayetteNam.

They didn't suffer the bust, because they didn't catch the boom.

My town, Greensboro, also mostly missed the boom.

Jotapay, thanks for that second chart, that is fascinating. What has happened in the last 4 months, that hasn't happened before?

Maybe they changed some reporting procedure? I know of nothing that would account for that off the top of my head.

They probably get the unit sales (but not $ amt, at least in TX), from the counties.

So either something hit a serious wall (in Austin, not so sure about that) or something is going on at the county - a few of the clerks must be on vacation.

Back on topic: Agreed on most of those cities missing the boom. ROC is very much an example of that, having taken a **** over twenty years ago.

That doesn't mean people aren't building into this collapse, of course. I know of a subdivision in the burbs there that has been open for at least three years, and exactly ONE house has been built therein. The owner of that house apparently went nuts in a spectacular fashion, too, with SWAT getting brought in. God, what a ****ed country.

The purposeful manipulation of credit by the banks. No credit? They'll hold back the money and then buy you out when you have no options left. Then your sure to be a serf. Also the banks make way more investing in commodities!

6. Pittsburgh, PA

Allegheny County aka Pittsburgh has the some population now as in 1960 ie a "no growth" place if there ever was one.

I grew up there in the 1950s and 1960s and some thriving towns I used to "hand out in" look like they have been bombed for example McKees Rocks, Pa down river about 6 miles from Pittsburgh on the south side of the Ohio River. Yea and there was a great article on Neville Island in the WSJ a few years ago. What a ghost town.

Anyway my point is there was absolutely no BOOM there to support a BUST.

My recently decessed parents bought their house for $12,000 in 1954 and sold it for $86,000 in 1997.



5. Yakima, WA

I now live in Washington State and the big issue with Yakima are the "gangs" from what I can tell from west of the Cascades. Hugh reservation there ie the Yakima Nation. http://en.wikipedia.org/wiki/Yakama_Nati....

My daughter lives in Wenatchee, WA "the apple capitial of the world" and I am suprised it didn't make the list.

The towns along US97 highway on the east side of the coast mountain range like Redmond & Bend OR and Yakima, Wenatchee, Ellensburg and Omak WA are all great pleaces if your looking for "small town America" for you and your family.
