Ticker forum has been around for five years. That means real estate has been in the tank for four years+. Nevada taxes can go unpaid for three years and Cali five years before the land is lost.

The penalties and interest accrue at 18% per year. The vacant land market is toast. The best way to move the land is to build a home on it. I don't get it but some people just need to have a new house. They know they will lose money on it but that's what they want.

People still buy $80,000 new cars and trucks that lose 25% of their value when they drive them off the lot.

I can understand that to some extent. If I felt my circumstances were such that I *needed* a house and the price was right I would consider a purchase – but not on the basis of investment/building equity. If we do fall into the double-dip recession as many indicators are hinting then we aren't close to a bottom in housing. I was fortunate enough to sell my house 5 years ago just as the bubble was starting to deflate and I don't see any compelling reason to jump back into a house just as we're teetering on the precipice of another significant downturn in the Economy.
