no, seller should be paying theirs. Sometimes realtors will split commission if buyer's realtor finds sellers property. More important to have a top notch attorney on your side at contract time.

No. You can deal directly with the seller's realtor if you want to. He will love you for this, because he won't have to split his commission with your realtor. IMO, there's no point in hiring a realtor as a buyer if you don't need someone to show you properties. However, you may wish to consider hiring an attorney who specializes in real estate to look over any and all paperwork that you sign before you sign it. This shouldn't cost very much.

It's called dual agency and specific laws apply but vary state to state.

Unless you can work a deal you may not be any better off and you possibly give up anyone working on your best interests.

I bought without one. Her agency gave me someone to represent me on my side for nothing....and yes she took less commission to get the deal done. Better not get one from the buy side.

I think it depends on what type of market you’re working with. If you are trying to bottom feed on REO and short sales I would use a Realtor. To get the best deal you have to move fast and be accessible 24/7. If you have a family and or job it can be overwhelming.

I just had a Realt***** tell me that the market is running away from me and that the best opportunity to low ball sellers was last year and that I need to be able to bid 20-30% over asking price.

I'm trying to submit a 2003 price offer and it is too low smiley
cuz the Realt*****s have them listed 2006 prices which are 100k + over last year

if you don't like the price don't buy. it's not that complicated. markets have a tendency of shaking out weak hands - that's what all the manipulation is designed to do. I'm pretty confident it will come my way eventually - in the meantime I'm saving up.
