The fact that rates are at HISTORIC lows - roughly 1/2 off a more normal rate - and housing can barely keeps it neck out of the water imo is INSANELY bad.

Rates at 5 or 6% [still low] - god forbid "higher" - would be a handle-jiggle on the bowl for the floating turd that is housing.

We are simply in another government induced housing bubble. This is is magnitudes smaller than the previous one, but is no less a bubble. All the bubble trends exist. Mulitple bids on properties, housing going for more than aksing, bidding on a house before seeing it. Tulip mania is alive and well. The sheeple are so stupid and have such short memories it is amazing.

The housing trend is positive but weakening. Part of the push has been 3% mortgage rates as well as a belief that one needs to buy now or be priced out forever.

Lets see what the next 6 months looks like.

I just put down a contract on some more land. I anticipate being able to buy fixtures / material at firesale prices in the next year so I can build another house.
