Jetzzz, careful on assessing market values based on rent prices. The reason being is that the foreclosure crisis has caused a rental shortage and it will take time for rents to deflate. A better alternative would be to rent with a lease purchase and lock in the sales price. Ask local agents if they know of any sellers that would be willing to do a lease purchase or rent reductions for paying advance rent (note: verify the owner is current on the loan before doing this). You'd be much better off locking in a good rental and then watching the market and inventory after you move there permanently. As to who has the most exposure in regard to Arizona RE, the answer is simple- anyone who owns it. We are in Canyon Lake, CA and had to deal with a tight rental market, and found a smoking water lake front rental for a song. In fact, have friends coming over to wakeboard shortly.
