I still think my town (Vence, FL) is one of the cutest in Florida (I bet KD would vouch for that). Now that we're in season, the zombies are less bothersome, too. Not good for surfing (unless there's a storm), but it's not that far to drive to the east coast if you want to. If you plan to buy here, I don't know if it's better to buy now or wait until May, when the snowbirds leave. I bet the real estate market is opposite timing here, since we have more people here over the winter than summer. The property values are getting very reasonable in a lot of the neighborhoods. Lots of homes for sale. My tax assessment is about $72K with homestead, and my taxes and all insurance is about $3500 or so for the year. I am walking distance from the beach and everything is walking distance from my house. You literally could live here without owning any vehicles if you wanted to save the expense. There are a lot of very old people here who don't drive, so there are good transportation alternatives. There are miles of paved walking/biking paths and parks all over the place.
