I guess I didn't really answer your question. If your in Socal I'm assuming the house price is what $400k to $600k? To lay out that kind of money, cash, would be insane for a flip unless you had big big money. And if you financed it for a flip, then the risk would still be quite large. Those scenarios are above or outside my knowledge base. All of mine were under $200k with most of them under $100k. Man, them were the days.
