I am an entrepreneur, not some corporate HR guy, so if anything needs clarification, please ask...

ASSET MANAGER JOB DESCRIPTION (COMMERCIAL PROPERTY)

We currently have 6 strip center properties (some of which are mixed use office/retail) throughout the U.S., as well as approximately $8 Million in cash to invest in more of the same during the coming downturn. Therefore I have decided to create the following position to assist running a smooth scalable operation.


Your duties will include:

- Management of Property Managers including evaluating current managers & leasing staff performance

- Assisting with locating & qualifying new managers, & leasing agents; reporting direct to owner.

- Maintaining on online repository of financial statements, leases & other legal documents, tenant record database, reviewing financial reports, and providing summary to owner.

- Training managers with various accounting software packages

- Coordinating with bookkeepers and CPA’s

- Ensuring financial and other reports are kept up to date

- Possible site visits with reports back to owner

- Reviewing and Assisting managers with CAM reconciliations

- Reviewing financial statements in depth to identify sources of possible cost savings, and added revenue generation opportunities

- Monitoring expenses such as utility bills & vendor payments to identify problems and potential overcharges

The candidate would initially be hired as on hourly independent contractor basis. If the candidate performs successfully, this may be converted to a full time salaried position with the possibility of incentive-based bonuses.

ASSET MANAGER JOB REQUIREMENTS


1) Integrity, honesty & trustworthiness are of number one importance.
2) Superior organization and time management skills
3) Meticulous attention to detail, and multi-tasking ability
4) Strong verbal & written communication skills; able to supervise employees and contractors from a distance.
5) Able to work efficiently and stay on task without supervision
6) Knowledge of computer systems and IT, and able to outsource such work
7) Knowledge of book keeping and financial reporting.
8) Prior experience with commercial RE management & leasing helpful
9) A quick learner with new software, systems etc and able to train others.
10) Any of the following qualifications helpful but not required:
CPM, CCIM, CPA, SCSM, or other relevant professional designation.
11) Location: Commuting distance to Orange County, Calif. However, as it is anticipated that the candidate will be working mostly from his or her home, commutes may only be necessary 1 - 2 times per month.
