Hah! Except for the drunk part, that's a good description of the guy who lives across the street from my house in Florida. He was the listing agent for the house I bought. An absolutely no BS kind of guy. He's about 120 miles north of Indialantic / Melbourne Beach though.

Another thing that helps is if you use Zillow or Trulia and put together a list of properties you want to see, then send that list to an agent and say: I want to see these properties.

Thanks for the suggestion of using alcoholic Realtors. I am still waiting for advice on optimal placement of TSHTF bunkers. :-)

Actually, I would like some advice on remote security systems if anyone has experience. I was looking at the ADT Pulse and it looks like Verizon also launched a suite of products tied to their cell service.

I have been reading TF over the past 4 years so valuation, Zillow / Trulia, how to talk to Realtors are already embedded wisdom. However, I am always happy to get more input.

I guess I have been reading too many management books recently. Basically, I walk into situations with my direct reports (or most people) knowing the outcome I want. I ask stupid questions and try to push the conversation on the right track if it is going off track. I do this because sometimes people can surprise you with great ideas. If I am too prescriptive, then I get exactly what was in my mind in the first place - and that ain't always the best thing.

When I was done in Indialantic, there was nothing I was viewing that I hadn't already seen online. I was hoping the Realtors might have an out of the box idea or suggestion. However, it seems Realtors not really adding much value other than driving me around in a convertible Porsche and printing out things I can already view online. The only advantage was that I was shown one or two listing that had not yet made in on the MLS.

Time to close the thread. Just went into contract on 1300 sq ft place in Indian Harbour Beach. SFR on .35 acres just three blocks from the beach. All it needs is a pool. $155k.

As someone else mentioning, inventory went way down in the past two months I have been looking. Houses above $250k not moving but $150k range going like hot cakes. Could it possibly be median household income of $50k x 3 = Priced to sell?

LOL being 2 blocks from the Beach you have "Natures pool" The water temp is 72 right now, and the surf was good the last couple of days.

I myself am still looking....
