CR is a waste of bits now, but its funny all the readers/commenters are bearish-leaning, while CR hugs his picture of Bernanke. Sad that at one point they were in my daily three, along with NakedMMTInsanity. Now I've just got TF and added OfTwoMinds.

There are deals out there - just bought a 4 bedroom on a marina in sight of Manhattan with some of the best fishing on the east coast - great restaurants and a couple miles from Springsteens house for very a lot less than the ask of $200m.

I am starting to feel this is the last winter of desperation deals and the secret is to buy low, sell high and it is sure as **** low now.

NYC prices suck and have not taken a haircut because the financial industry is buoying gubmint employee payrolls and support services,i.e. cops and waiters making bigbucks in suport of banksters.

However, outside of the city and especially in NJ, prices have come way down and there are half off deals out there (vs highs of 2007 or so).

Also, for those that dont know their way around financial reports, small m = thousand and mm = a thousand thousand or million.

Seriously CR is from close to here. This area is not the nicest place, not the worst either. But they still want 500K for 1200sq of a 7000sf lot. MADNESS. The people who live in these neighborhoods are middle class, and yes middle class in California is still 50-60k, household income.

Anecdotal....friend in NJ....she and her husband bought a townhouse in Jersey City. Probably paid about $350k with about $10k in taxes. Worth about $190k now so they rent just to keep making payments. Just went to open houses yesterday in the $375k to $390k area. Why? Low interest rates, koolaid etc.

Their combined income is about $160k. Taxes knock that down to about $110k but they have an esy $22k in property taxes each year now to absorb!!!

They will have a combined $650,000 of debt plus interest together with under $75,000 in equity between the two of them!

I think the bottom is in in Northern Nevada. It will take most people a long time to accept where the bottom is but we are there.

I've seen this too, but even with how much they've come down from the ridiculous highs, most of them still seem overpriced. The reason in my opinion is twofold.

The first is, I've looked at probably 30-40 houses in the past year, and I'd say 95% of them are in bad shape. Finding a house you can move into for 300-325k is difficult, and if you're looking for a starter home for around 250k it's impossible. A lot of owners just don't maintain their houses.

The second problem is property taxes, like Mayor Quimby mentioned, some houses around here can have like 10k in property taxes a year, which is ridiculous.

Most houses have had their taxes go up a good 20% over the past few years, and if I buy I run the risk of every increasing property taxes. The worse example I saw was a house in a "less desirable" neighborhood go for 130k, with property taxes of 8k. The property taxes would actually be higher than the mortgage on the house, which seems crazy to me.

People are trying to flip homes around me as well. One guy got a great deal on a foreclosure ($204k for a house that was probably worth 300k) and is trying to resell for 325-350k after he made the place uglier than it was. I saw another flipper buy a house for 295k and put it right back on the market for 325k. I don't think he's going to come out on the positive side.

Can anyone give me advice on looking for foreclosures? I've seen foreclosure.com but it looks scam-ish.

Property taxes are what you pay to get closer to the troughs from which digital money pours. NJ is closer. FL and GA, not so much.

It's the local school systems in NJ. There are a few towns that don't have high schools, but have high value homes (400k - over 1 Million). They have property taxes in the 5-8k range despite how much more their homes cost.
